Is FHA different from HUD?

FHA is a part of HUD, and it guarantees certain mortgage loans to banks, making it possible for the buyer to have a lower down payment. When the owner of the property defaults on the mortgage, FHA pays the bank the outstanding loan amount and transfers ownership of the property or house to HUD. The property then becomes a HUD house. This HUD house is then sold at a public foreclosure auction. Since HUD wants to sell the property fast as they want to minimize the loss incurred. So it is quite common to find these foreclosures that sell for as less as 50% of their market value.

Foreclosed HUD homes are available in different ranges like condominiums, residential, farms, repo homes etc. You can buy a HUD home as an individual and for your family. On the other hand as an investor, you can buy HUD homes for half their original price, pain it and give it a new look and then sell it off at a profit.

How can I buy foreclosed properties?

The easiest way to find foreclosed properties is to search the ForeclosureConnections.com database for HUD houses in your area. When you find a HUD house that you like, you can bid for it during the initial offer period. Then HUD accepts the highest offer. If not sold, they start opening bids on the HUD house as and when they are received.

Financing foreclosed homes

FHA doesn't finance a HUD house, so you will have to find alternate financing through real estate financing organizations or banks. Once you have them lined up prior to the bid, then it will be easier for you to bid. Also, you will be able to bid upto a specific amount. The downslide of this is that if you are unable to bid within the specified time-frame then you will loose the earnest money that you invested with your offer.

Bank foreclosures are sold “as is” and in some cases, you will not get the opportunity to even inspect the property. These are generally special cases but mostly, the foreclosed homes are sold in perfect condition or in the condition it was in when foreclosed. There are times when you will get the opportunity to inspect the foreclosure property. There is a small risk factor involved in these cases because you don't know how it looks fro inside and how much you might have to invest.

At ForeclosureConnections.com, you can get access to HUD homes from all over the country and they are updated on a regular basis.
