With a lot of cheap homes to compete with, new homes stand very little chance of improving their market share. Housing data for March 2011 showed that the new home market is still struggling.</p>

The Home Builders Association of Eastern Missouri reported that permits for single family construction activities in St. Louis tumbled by a massive 59% in March 2011 compared with one year ago.</p>

However, analysts stated that the city&#39;s new single family housing market is relatively small, with the area only recording 25 permits during March of last year. They stated that even if the city&#39;s figures were removed from the equation, the six-county metro will still post a 57% homebuilding activity decline in March. Market observers believe that the slump in the home construction market will continue since <a href="http://www.foreclosureconnections.com/missouri.html" title="foreclosure homes in Missouri">foreclosure homes in Missouri</a> are expected to rise for the rest of 2011.</p>
<p>
	Meanwhile, the quarterly report also showed the level of impact that foreclosed fixer upper homes and distressed residences have on the new home market. For the January-March 2011 period, permits for the construction of single family houses in St. Louis went down by 49% compared with the 2010 first quarter. Analysts reported that so far, figures for 2011 are even lagging 2009 figures which was the year when the housing crisis reached its peak.</p>

	Industry analysts have stated that things are not looking too good for the homebuilding sector. They expect the number of <a href="http://www.foreclosureconnections.com/" title="complete foreclosures">complete foreclosures</a> to surge in the coming months and for housing prices to continue to tumble. Combined with tight credit standards, analysts claimed that home buying will take a hit and that the very few who will brave the market will likely prefer to buy foreclosed properties rather than new homes.</p>
<p>
	A few market observers did predict that the home construction sector will improve in the spring; however, some analysts have argued that all housing data, particularly those related to distressed houses and foreclosed fixer upper home numbers, contradict this expectation. They asserted that St. Louis&#39; housing market will continue to struggle for the rest of 2011.</p>

	Sales of existing dwellings, including bank and <a href="http://www.foreclosureconnections.com/va-foreclosures.html" title="VA foreclosures">VA foreclosures</a>, dropped in February 2011 nationwide when compared with figures from February 2010. In Missouri, some areas mirrored the nationwide trend, with sales dropping in most metros, although prices did improve in some markets over the same period.</p>
<p>
	The number of <a href="http://www.foreclosureconnections.com/list/MO/Jackson/Kansas%20City.html" title="foreclosed homes in Kansas City">foreclosed homes in Kansas City</a> and other types of existing residential properties in other metro areas of Missouri posted lower sales numbers during the second month of 2011. In St. Louis, sales were down by 8.6% compared with February 2010, based on data released by the National Association of Realtors (NAR). The good news though, is that prices of houses sold in February of this year in St. Louis were up by 8.2% compared with one year ago.</p>
<p>	This means that St. Louis had the biggest price increase year-over-year for February among the 20 metropolitan regions covered by the NAR report. The increase was significant, analysts have stated, given that there are a lot of low-priced <a href="http://www.foreclosureconnections.com/missouri.html" title="foreclosed homes for sale in Missouri">foreclosed homes for sale in Missouri</a> that compete for buyers&#39; attention, something that could have pulled prices lower. Nationwide, sales of existing dwellings as well as home prices declined in February 2011 compared with the same month of 2010.</p>

The median selling price nationwide was $156,100, representing a decline of 1.1% compared with January 2011, when the median rate was $157,900. <p>	Meanwhile, the nationwide inventory of non-foreclosed and <a href="http://www.foreclosureconnections.com/" title="foreclosed homes">foreclosed homes</a> that are up for sale rose by 3.5% in February 2011 compared with the previous month to reach a total of 3.488 million. However, the total represented a decline of 1.2% when compared with February of last year. The current supply of houses for sale nationwide is equivalent to around 8.6 months, representing a jump of 2.4% from last year, when the supply of houses for sale was at 8.4 months.</p>
<p>	Another notable data from the report was the amount of distressed home sales that accounted for total housing units sold during the month. According to the association, 39% of total homes sales nationwide were accounted for by VA foreclosures and distressed houses, including <a href="http://www.foreclosureconnections.com/bank-foreclosures.php" title="bank foreclosures">bank foreclosures</a>. The report also showed that 33% of total sales transactions for February were accounted for by all-cash transactions.</p>

Housing data for 2010 showed that one household out of every 57 received a foreclosure-related filing in the metro area. Some residents found the increase somewhat surprising, given that the housing industry of St. Louis is relatively stable and the economy of the area is doing much better than most U.S. metros.</p>

March 2008 U.S. Foreclosure Market Report has disclosed that March foreclosure filings for Missouri decreased by 3%, with one foreclosure filing per 779 Missouri households and by virtue of this rate, the state is now ranked 19th on the foreclosures by state list out of 50 states. Unfortunately, this rate has increased by 5% from same month in 2007. Around 3,400 filings were made in March for Mo.</p>

	According to a report released by RealtyTrac Inc. the foreclosure activity in Missouri State continued to rise in February and almost 3,500 homes were added to foreclosure lists, which is a 47% hike from the same month in 2007. Currently, Missouri is 18th on the Foreclosures by State Ranking and has one per 747 households in foreclosure.</p>

	The CEO of RealtyTrac, James Saccacio is of the opinion that, the reason for Missouri foreclosures to have been up in February this year, besides having risen from same time last year, is due to the unemployment rate in the state which is quite high as compared to the national average. With an unemployment rate of 5.3%, Missouri is ranked 9th lowest on the national level and a good half point over the national rate.</p>
<p>
	Some of the highest number of Missouri foreclosed homes can be found concentrated in the St. Louis County (1,186), St. Louis City (679) besides the Kansas City regions.</p>

	In May, the number of foreclosed homes for sale increased by 34% from April last year. Despite the month of April showing promising signs of a downward trend from March, the state was perched at the 20th spot for highest rate of foreclosure, and one household out of every 860 households filed for foreclosure. With a total of 3,051 foreclosures in May, the state witnessed a 9.4% decrease from the month of March, but a 34% hike from the month of April 2007.</p>

	Although Missouri has the 17th highest foreclosure homes rate in the nation for two consecutive months, the state still experienced a 20.87 percent increase in foreclosures rate compared to April and a whopping 93.32 percent rise from May of last year. Among the many cities, Saint Louis and Kansas are the most hit with most of the Missouri foreclosures coming from the subprime market.</p>
<p>
	Subprime loans have been blamed for the current foreclosures situation experienced nationwide. Last year more than a million homes were re-possessed and the trend continues for this year. Most of the subprime borrowers were not able to manage the increasing interest rates and found themselves with ballooning mortgage payments.
