Sales of residential properties in New York City, both non-foreclosed and houses offered at foreclosure home auction, recorded a drop during the fourth quarter of 2010. According to housing market analysts, the figures showed that the metro area's home industry is still under distress, particularly among outer borough markets.

Sales of Brooklyn foreclosures and regular dwellings declined by 25% during the October-December 2010 quarter compared with the same 2009 period. Brooklyn recorded the smallest drop in sales figures during the quarter among all New York City boroughs. However, the area's median home price was not spared as median selling rate for the period posted a 32% drop when compared with the last three months of 2009.

For the whole metro area, sales of New York foreclosure homes and non-foreclosed residential properties posted a drop of 33% between the fourth quarters of 2010 and 2009. Median prices were also down, posting a 9% fall over the same period. When compared with the peak median rate recorded in the 2006 fourth quarter, the median price of houses in the metropolitan region was off by 28%. Among all the boroughs, Manhattan posted the best numbers for the fourth quarter.

The median price of houses sold at foreclosure home auction and through non-foreclosed selling channels rose in Manhattan during the previous quarter, recording a 6% jump compared with the same 2009 period. However, prices remained down by 10% when compared with the 2008 fourth quarter peak. Despite the difference, Manhattan's housing market showed more resilience than other New York City boroughs.

In terms of foreclosed properties for the whole metro area, Bronx had the biggest jump in foreclosure numbers during the fourth quarter, recording an increase of 78% compared with year-ago levels. On the other hand, Staten Island had the best foreclosure activity record for the period, posting a decline of 43% compared with the 2009 fourth quarter.

The foreclosure home auction numbers of New York City are actually much better than majority of U.S. metro regions. However, the city is expected to record higher numbers in 2011 like all regions as analysts are predicting that this year will be the peak of the foreclosure crisis in the U.S.

Foreclosure auctions have different meanings for home owners and prospective home buyers. For homeowners, foreclosure is a scary process which ceases their right on the property. For homebuyers, it is a unique opportunity to own home at a comparatively lower price. The number of foreclosure is now at all time high in US due to the volatile situation created by global economic recession and squeezed credit. Estimates show that, near bout 7 million houses are on the verge of foreclosure till September 2009. Foreclosure status in US in 2005 was 1.25 million only. The statistics shows the phenomenal growth of foreclosure process in the US due to increased inability to maintain regularity in timely repayment of home equity loans.

How foreclosure process is initiated?

The foreclosure process can be initiated by the lender at court of law or the owner can do it himself through power of sales. If it is a legal proceeding, the lender is not bound to intimate the borrower regarding the process. He can approach the court directly. However, before taking a final call, the court summons all parties having interest in the property. The foreclosure process generally takes 3-14 months depending upon the redemption period of the home equity loans. Once orders related to foreclosure are passed by the court, auction notice is publicized in local newspapers once in a week for four weeks. All information related to the auction is given in the display.

The homeowner can sale the property through power of sale without judicial intervention. Here, the homeowner takes all the pains to sell the property on his own. In power of sales, the home owner has a better scope to safe guard his interests.

Advantages of buying properties from foreclosure auctions

These properties are ideal investment options for prospective home buyers and investors. Studies have revealed that they cost up to 36% cheaper compared to fresh properties. They are generally free from litigations and pending dues. The main objective of the foreclosure process is the safe return of the lender’s money. Hence, they cost cheaper. As the properties lay unoccupied, the buyer can take immediate possession.

Where to get information related to these properties

All information related to foreclosure auctions can be availed through local newspapers and real estate websites. Along with, real estate websites also offer valuable resources on the pros and cons of buying these properties.

Participating in foreclosure auctions in Massachusetts can be a lucrative endeavor. With the recent economic downturn and the bursting of the real estate bubble in Massachusetts and the USA in general, foreclosures have been on the rise and have created a great buying opportunity. Speculative investment and overly risking lending practices have led to a dramatic rise and an even more dramatic fall in home prices and a historic buying opportunity for first time home buyers, investors, and those with good credit.

Foreclosure is a process in which a home becomes the absolute property of the lending institution or bank after the home owner fails to make payments of the money due on the mortgage at the appointed time. This may be due to several reasons like loss of job, divorce, medical emergencies, the loan contract, inability to manage property, or death.

There are currently over 21,010 foreclosed homes in Massachusetts. The high number of foreclosure homes available translates to lower prices. A Massachusetts foreclosed home generally can be purchased anywhere from 5%-20% below the current market value.

This is because the seller is usually motivated to sell at a fair market value, therefore offering any type of investor numerous ways to make and, or save money. Remember, the lenders does not want their foreclosure homes to sit they want them to bring in revenue. This means money saved for you!

Besides saving money on the purchase, you will realize the built in equity that the former owner left behind. This means if you want to resell your recent purchase, you can instantly make a healthy profit.

The foreclosure auctions also offer terms which usually indicate the closing date. This is important as it removes the guesswork that is usually present in contingency-based transactions. Most actions also provide as much information as possible about the property to enable the buyer make a good decision after comparing similar properties he may be interested in.

Foreclosure auctions in Massachusetts can easily be your one way ticket to making that first million or owning a stately home.

Foreclosure auctions Chicago is ranked as one of the best ways in investment around the world. There have been researches conducted on the same and it has been ranked at the top among all the metropolitan areas that hold foreclosure of properties. This has been a risk but an easy way, making people default their debt payments without much worry or further thought of the punishment.

The internet has been a great avenue where many investors are searching for these real estates in the Chicago foreclosure listings. The websites have also been rich avenues for people willing to buy homes under strict budgets and this has been necessitated by the available listings making probable and fruitful deals.

Due to the increased number of people borrowing from financial institutions, the auctions have been of great use in recovering the debts and with many Chicago foreclosure homes available, the routine has become very popular. It is in no doubt that the foreclosure homes in Chicago have fair and affordable prices and this is one avenue where people want to explore and own real estates. The listings are also great because they offer really enticing homes in foreclosure widening the choice of the interested parties.

The ease of investing in foreclosure auctions in Chicago has been developed with the provision of details in a very comprehensive manner to guide the customers in their choice. There are photos presented on the auctioned homes to get you the choice of your expectations and this is a wide range of all Chicago foreclosure homes.

There are also better deals in investing for government homes in Chicago and these includes the federal properties which are regularly auctioned and released to the public for review. The disposal of these Chicago homes is done online and everyone has a chance to cross check them giving equal chances for anyone within the state to exploit the market and practice savings in auctioning for the houses.

Very rare do the Chicago foreclosures get back to their owners.
