Bentonville Foreclosures has increased considerably in the first two quarters of 2008. Bank foreclosures are being sold at public auctions for a low of $50,000 and a high of $200,000. Some of the neighborhoods that were the worst affected include South East 3rd Street, North West Desoto Drive, South East Hendrix Street, North Tycoon Road and many more. The high number of homes in foreclosure in Bentonville is surprising as this is a small city with a strong economy. In fact, investors have started to pour into the city to check out the bank foreclosures and buy them at the auction.

Bentonville is also known as Vendorville is the home for the first Wal-Mart and is also the 13th largest city in the state of Arkansas. The city has a population of almost 29,538 while the median household income is $39,936. But today Bentonville is in the news for all the wrong reasons and that is because of the frequent and high rate of foreclosures. Somewhere Bentonville Foreclosures has had a contribution however low it is in Arkansas foreclosures. By April 2008, Arkansas recorded 1,118 new foreclosure filings and 51 foreclosure sales at an average sales price of $74,355.

The foreclosure filings rose up to 5,141 in the second quarter and this means that Arkansas foreclosures have jumped by 3.8% from the first quarter of 2008 and by 95% since the first quarter of 2007. The rate of foreclosures reported in the second quarter of 2008 was one per 171 households. But what really has to be seen is that whether Bentonville Foreclosures increase or decrease in the third quarter of 2008.

Bella Vista was always considered to be a great place to have a dream home in Arkansas. Even today, the city has some of the most beautiful properties that you will ever see but the recent spate of Bella Vista Foreclosures has spelled doom for the city. More and more homeowners are falling into the luring trap of mortgages and end up being unable to pay the high interest rates. As a result they miss out on their monthly home mortgage payments and the result is foreclosure.

Everyone in the city wished to see an end to the rising foreclosure but that is not to be so as more and more foreclosure homes were seen in the first two quarters of 2008. Some of the Belle Vista neighborhoods that were badly hit by the foreclosure problems include Copinsay Drive, Sable Drive, Rillington Drive, Garland lane, Chatburn Drive, Congleton Lane among many others. Bella Vista Foreclosures were recorded in these areas and many more areas and the prices of homes available through foreclosure auctions ranged from $25,000 to $300,000.

In fact, at the end of April 2008, the total number of Arkansas foreclosure filings was 1,118 and there were 51 foreclosure sales reported. The average sales price of Bella Vista Foreclosures was $74,355. This just goes on to show how foreclosures have risen over the last couple of years and how many homes are available for investment purposes through public auctions. Experts feel that the increase in the rate of Arkansas foreclosures will not dip in the next two quarters and this is not at all good news for existing homeowners across Arkansas including Bella Vista.

The market is just right for investing in one of these Arkansas foreclosure homes. Buyers and investors will certainly be delighted with the large inventory of foreclosed properties currently for sale. Understandably, sellers are competing against each other and offering incentives that will interest more buyers. If you are in the market for one of these foreclosure homes, then the following will serve as your guide.

	Search

Looking for the ideal property is the trickiest part in foreclosure investing. The great thing about Arkansas foreclosure homes is their availability. You can search for real estate foreclosures the traditional way or make your search simpler by utilizing foreclosure listings. You will be surprised at how easy you can determine whether or not the property fits your needs and budget. Check out listings offered by reliable realtors like ForeclosureConnections.com.

	Compare

A shortlist of potential Arkansas house foreclosures can get you started. You should compare the physical condition of these properties and as much as possible, find out if the asking prices are commensurate to its current state. You must realize that these homes might require some repair and could cost you, if you are not thorough in your comparison. Also, make sure you are aware what the current housing prices are in the particular neighborhood so you could know if the seller is asking a reasonable price.

	Negotiate

Once you have found the perfect property among the thousands of foreclosure homes in Arkansas, you should try and negotiate with the seller regarding their asking price, closing costs and other terms. Of course, you must make a reasonable offer if you want your bid to be chosen and also make sure that the seller discloses any form of adverse claim made against the property.

Arkansas now has the 16th highest foreclosure homes rate in the nation, two places lower from April's result. Upon closer look, the state recorded 87 REOs for that month while for May; there were 235 homes that entered the final stage of foreclosure. Despite the decrease in Arkansas foreclosures rate, many analysts are worried that the situation is in fact, worsening.

Since distressed property usually pass thru several stages of the foreclosure process before becoming REOs, owners have a chance to stop foreclosure in Arkansas. Of course, it would be best if the owner can avoid foreclosure in the first place. Getting a loan these days is actually safer, thanks to stricter lending guidelines. Aggressive lenders will no longer prey on borrowers with poor credit in order to earn commissions. Many of these subprime borrowers lost their homes to foreclosure because they could not afford the ballooning monthly mortgage payments.

On the other hand, owners facing foreclosure can still try to negotiate with their lenders in order to effectively stop foreclosure. Many lenders are open to new payment arrangements because they do not want to spend on foreclosure costs either. The large inventory of Arkansas foreclosures has even started affecting home appreciation values making it difficult to entice buyers.

Right now though, the market is still favoring the buyers who are attracted to the affordability of these Arkansas foreclosures compared to brand new homes. With the assistance of foreclosure brokers like ForeclosureConnections.com, these buyers can easily grab the best deals in the market. Sellers have even resorted to teaming up with the brokers by entering into foreclosure listing contracts, which are considered to be the favorite search tool of seasoned investors.

Hopefully, by the end of the year, the overall real estate market condition in Arkansas will return to normal as sales activities pick up.
