Rapidly Increasing Phoenix Foreclosures Overtake Tucson

On foreclosures by state basis, Arizona ranks #3 for the highest rate of foreclosed houses and had 27,404, which work out to be one foreclosure per 95 households. The single largest contributor to these escalated numbers are Phoenix foreclosures that account for 84% of the entire state’s mortgage defaulters with one foreclosure filing for every 70 Phoenix households. Moreover, Phoenix now ranks as the 7 city with the highest foreclosure rate in the nation.

Arizona’s Efforts To Help Homebuyers Facing Foreclosure Problems

Foreclosure has become a major issue in Arizona’s real estate market and a very strong indication of that is found in the various efforts the state authorities are making in helping people who are facing foreclosure issues. One of these efforts is the setting up of a 24/7 helpline to help people on the verge of Arizona foreclosures. A toll-free number connects people with a foreclosure counselor who can provide tips and guidance on how to go about the process with the least amount of damage done. The helpline has been set up at a cost of $1.3 million, which was covered by a federal grant. This only goes to show how concerned Arizona is about the foreclosure problem.

Arizona on a low foreclosure rate

While there has been a considerable increase in mortgage delinquencies and foreclosure rates among major states of the country including Phoenix metro during 2007, Arizona foreclosure still maintains a low rank when compared to other states of the country. And even with many people losing their residential homes in the Valley increased by tenfold in 2007, Arizona’s forclosure rate still maintained a low rank and stayed at the bottom 10.

US Foreclosures Rate Reached New Records

Despite efforts to control the worsening foreclosures situation in the country, the number of foreclosure filings for the first half of 2007 reached an all-time record high. There were a total of 926,000 foreclosure filings, up by 56 percent when compared to last year. In the states of Florida and California, home prices dropped by more or less 25 percent while in Michigan and Ohio, thousands of people in the automotive industry lost their job, further fueling the high foreclosures rate.

Arizona Foreclosures Condition: Better than Other States

Compared to the nation’s 4.95% and region’s 3.88% mortgage delinquency rate, Arizona’s is at 3.51%, according to the Mortgage Bankers Association. This figure was based on the Arizona house foreclosure rate in the fourth quarter of 2006. The city of Tucson posted a below national average subprime market share, which could be the reason why there are less Arizona foreclosures.
