However, although the program has received a lot of criticisms from different groups, a number of analysts have stated that the program should be saved.</p>

	Locally, some owners of <a href="http://www.foreclosureconnections.com/list/AL/Jefferson/Birmingham.html" title="Birmingham foreclosure homes">Birmingham foreclosure homes</a> are hoping that the program will be kept, but news revealed that the Republican-dominated Congress is set to eradicate the federal initiative for allegedly failing to meet its original goals. Meanwhile, a number of analysts have argued that ending the initiative will remove the pressure on lending firms to provide foreclosure mitigation assistance to troubled borrowers. They also stated that homeowners who are trying to find help to save their properties will encounter more obstacles if the program is ended.</p>

They also argued that now would be the worst time to deny troubled homeowners with whatever federal support they can get. Some local areas of the state performed worse than others in 2010, with several factors contributing to the poor performance of these areas&#39; housing markets.</p>

	In a time when the country is showing a high growth and rapid increase in number of foreclosures; Saraland foreclosures has taken a dip. In fact, at the end of the second quarter of 2008, Saraland doesn&#39;t have any big numbers to show for their foreclosure. Situated in the Mobile County, Saraland has a population of 12,507 and the median household income is $38,318. Since it is a low population area in Alabama, hence there has not been too much of housing construction in the city till about now. The housing industry in Saraland, AL is expected to boom anytime in the near future. It has a good economy and strong infrastructure and offers all the basic amenities. 	The first two quarters of 2008 has brought good news for homeowners in Alabama as there has been a significant slowdown in the rate of Harvest foreclosures as well as house foreclosures across the state. It is being seen as a good omen because of the fact that the rate of Alabama foreclosures fell as some of the other states saw an increase in the foreclosure rate.</p>
<p>
	By May 2008, the rate of foreclosures in Alabama had dropped by a good 25%, which is almost 22% less than what it was in April 2008. This means that the rate of Alabama foreclosures was one per 4,203 homes. On the other hand, the foreclosure rate increased nationally by 48% in May, which was 7% more than what it, was in April.</p>
<p>
	Harvest city in Alabama also saw a dip in the overall rate of foreclosure and recorded foreclosures in areas like Caroll Road, Ben mark Drive, Harvest Road, Yarbrough Road, Loneoak Drive, Farmington Drive etc. The auction price of foreclosure homes in Harvest City varies from $39,000 to $299,000 depending on the location, type, and size of the homes. Harvest foreclosures have added to the total tally of 642 foreclosed homes in the state of Alabama in April.</p>
<p>
	Most Harvest foreclosures have been caused by the increase in interest rates of adjustable rate mortgages and now homeowners unable to pay find themselves trapped in a corner. Homeowners are unable to even stop the foreclosures from taking place and as a result, there has been a high rate of foreclosures although the drop in the rate of foreclosures could be a new beginning! In the months to come, Harvest foreclosures might slowly creep up or crawl down but then that is something that homeowners will have to watch out for. At such times, a little help from the city administration and lenders can be of great help to these ailing homeowners.</p>

	The rate of foreclosure houses in Birmingham was one per 1,187 homes while the rate in the first quarter was one per 194 homes. In the first quarter of 2008, there were 386 homes in some stage of foreclosure and this is 49% less than what it was in the last year and 24% less than what it was in the 4th quarter of 2007. Due to the lower Birmingham foreclosures and the rate of foreclosures falling in other counties and regions of Alabama, the states foreclosure rate was not too high as compared to last year.</p>
<p>
	The rate of Alabama foreclosures was quite solid as the state ranked at No. 43 in the list of US states. The rate recorded in the first quarter was one filing per 1,241 homes while the nationwide foreclosure rate was one filing per 194 homes.</p>
<p>
	According to ForeclosureConnections.com, a total of 1,700 homes were in some stage of foreclosure in Alabama in the first quarter itself, which is an increase of 8.2% from last year. But the truth is that this is just a small part of the national increase. It seems like the dip in Birmingham foreclosures has helped in bringing down the average rate of Alabama foreclosure. It remains to be seen whether this positive trend will continue into next year or not.</p>
