Number of Utah Foreclosure Homes Drop

Speculations abound as the nation wonders about the fate of the foreclosures situation. In Utah, however, many owners are now able to pay their mortgages, effectively stopping their lenders from initiating foreclosure proceedings. Lenders are quite relieved with this especially because they no longer have to waste money on expensive foreclosure costs. Although there are still quite a number of Utah foreclosure houses for sale, market conditions are way better.

Just like the considerable decrease in national foreclosure homes rate, Utah experienced a whopping 21.51 percent drop from May and 34.80 percent from last year. Compared to states like Michigan and Ohio, Utah has more conservative lenders who adhered to strict lending guidelines. In the other states, there were many speculative investors who took out loans and then packed up when home prices fell. This resulted to record-high number of real estate foreclosures.

In Utah, lenders are more prone to approve loans taken out by borrowers who are planning to live in these properties. Because of such conservatism, these lenders have also managed to avoid making the mistake of offering to these borrowers housing loans with terms and conditions that they do not understand. On one hand, subprime borrowers were not tricked into getting mortgages they could never afford in the beginning.

During times like these – high cost of living, slow home appreciation rates and rising interest rates, owners who can no longer afford to pay their mortgage dues have the option to work out a new payment scheme with their lenders, sell their homes, consider taking out another loan, offer their lenders deed in lieu of foreclosure and even file for either a Chapter 7 or Chapter 13 bankruptcy. With several options available, these owners have a good chance of stopping foreclosure.

Foreclosure Connections can offer buyers with a wide selection of great Utah foreclosure homes to choose from. They can choose from single-family units, town homes and condominium units.
