Across the nation, foreclosures rate dipped by over 1 percent as the market tries to correct itself from the tragedy brought about by the subprime mortgage market. In states like Washington, Vermont and Wisconsin, foreclosures rate experienced the same fate as most of them brought in less than 2 percent increases. The number of Wisconsin foreclosures filings reached 840 in April with 473 homes receiving Notice of Defaults.
Currently, Wisconsin is at the 35th spot among the US states with the highest rates of foreclosures. Across the state, there is about one foreclosure filing for every 2,741 households. Compared to 2006, the number of Wisconsin foreclosed homes has grown by almost 22 percent. Although the state is faring well in terms of foreclosures activity, compared to Nevada, Colorado and Connecticut, which topped the list, Wisconsin local officials are worried about the effects of the high delinquencies on the home prices.
Since the Wisconsin market is predominantly a buyers market right now, the foreclosures activity has yet to drive down prices. But in general, the effects can be observed on the average time spent by the properties on the market, which range from 90 to 120 days. The sluggish sales activity may mean two things: either buyers are waiting for home prices to drop as more foreclosures are recorded or sellers are refusing to adjust their prices hoping that the market will pick up by spring.
Realtors such as ForeclosureConnections have provided both sellers and buyers with an effective means to stimulate the local foreclosure market. Sellers have been entering into listings contract, trying to attract potential out-of-state buyers while buyers continue to hunt for potential bargain homes using foreclosures lists. As of now, the market condition is relatively unchanged, although news of economic growth slightly stirs it up.
